Bought a condo and was informed by the existing tenant that the bedroom window in the winter collects way above normal amount of condensation to the point that the floor beneath the window is soaked. Tenant said they informed the prior owners numerous times to the issue but were ignored. No mention of it on any disclosure form. Is this grounds for a lawsuit? Pretty new the property owner stuff.

You’ll spend way more pursuing a lawsuit than just fixing the issue

like

That's what I figured. Now I need to figure out how to fix this and what it'll cost.

You supposed to discover this when you go through inspection. I don’t think it is ground for lawsuit unless you have a contract from previous owner testify nothing wrong with the windows.
However check with your lawyer.

Don’t most places still do a seller’s disclosure? It should have been reported there.

I don’t think it’s grounds for a lawsuit. A lesson learned. I pay for a really great inspector, next time make sure they complete a flir thermal imaging.

How do you narrow down the world of inspectors to the most competent and using latest tech gadgets? Most are a waste of $. Yelp/Google reviews don't reveal much

Anyone have an outdoor TV at their personal property or rental? We will need one for our screened in porch (house being built in Massachusetts) that will will also be a rental. I like the Peerless AV Neptune partial shade 65” tv but my husband thinks at that price we just get a cheaper TV and replace it if needed. I assume we need something that can handle damp weather in case it gets wet and seems foolish to use a regular TV. Thoughts/other recommendations?

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.

Is there an app to target specific houses or streets for when they go on market?

There are certain houses located along certain portions of some roads that I don't drive by regularly. But I would love to know if any of them ever go on the market.

I was thinking it would be great to have a Google maps like app that you could browse and select a bunch of houses and eventually get a notification if any of them ever go on the market.

Or, is there any other low effort way of doing this?
