I am looking to buy a residential plot of land in FL for investment or for building a second home in 10-15 years. What could be potential costs other than annual county taxes? Do I expect higher taxes as land gets developed e.g. curbs/sidewalks/sewerage/water connections, etc. Currently live in Midwest. Any advice will be appreciated.
One mortgage officer locked me in at a 6.99 rate but basically said I had to pay an upfront costs at $14k to keep that rate and my total closing costs (not including downpayment) was $28k while another locked me in at 6.125 and quoted me with a $6.3k closing costs. I’m so confused.
The first one told me that I had the best rate on the market but if I wanted to lessen the upfront closing costs then I can go with a 7.75 rate and pay $20k in closing instead (not incl downpayment).

FMV $450, $165 left on mortgage is equity of about $285 (before closing costs). He paid $180k and the mortgage balance was also probably higher a couple years ago. So they gave him less than $100k
If you don’t sell it, do you have enough money to buy the next place on your own? If not, then you probably need to sell.
If you didn’t need the money to buy your next place, you may want to consider if you could you make more by investing that amount in other markets. $200 a month in return on $300k in equity sounds pretty terrible. You could probably find houses in other markets that cashflow much better than that. But that will take time and effort.
If it were my place, I would sell and find a better market for investment. But that’s also because I’m more comfortable investing remotely, and can find houses that cashflow much better than that.
Yeah, I would need to sell for the downpayment on my next home. I know the cashflow is much better in places like the Midwest but not sure if I want to deal with the hassles of prop management especially out of state.
Why is the rent so low? Or do you mean 2-300 after mortgage?
