It’s hard to switch bc there’s basically no transferability between the two. CRE is fine if you know you want real estate, but BVAL leaves every other corp fin role open (including corp fin at an RE fund). So, if you’re indifferent, I’d go for BVAL. I always try to keep my options as open as possible for as long as possible personally.
To be fair though, they use the same concepts (market comps, income approach, cost approach). It’s just that, for example, knowing how to scrub comps for a business doesn’t necessarily equate to knowing how to scrub comps for real property and vice versa.
BVAL at Deloitte also does asset valuations and those can have some very niche concepts that don’t translate well at all to real estate.
Pick the one you’re most interested in. Focus on that, get some experience. Likely the valuation group you’re in will allow you to get exposure to other asset classes (RE, debt , private company vals, etc) if you express interest. Work hard + express interest + find mentors in each area who are willing to teach you. You don’t have to pick one or the other
