So a few things, not knowing your financial situation -
1) get a construction loan. You'll likely need to find a local bank that specializes and has it as a product. They handle all payments and protect you by working with the builder (I can recommend one in the NE)
2) get a designer to help you with EVERYTHING. From contract negotiations (what areas are good allowances vs where do you need more, additional vendor options just for price comps)
3) Things inside of walls - make sure you spend the extra money now, outside you can always hold off. Interior stuff costs 3x after the fact.
4) Budget 20% more money and expect 30% delay in move in date. Happy to DM, I did this already
