Just do it regular. You will get significantly worse interest rates as a LLC

Plus as an LLC you miss out on the $250k/$500k cap gain exemption on primary residence when you go to sell. Only time it may make sense is if you are super wealthy and want to hide your identity.

How hard is everyone pushing their corporate clients to authorize nonresident assignees whose only 2020 US compensation was the value of their 2019 tax preparation?
My clients are pushing back on it this year, and I can't say I blame them. If I were in their shoes, I'd rather take the risk of not filing than the expense of filing again. From my own point of view, I don't really want to spend my time on such returns, either, even if the revenue and easy return are nice.

One way to invest in rental properties is paying the downpayment and any renovation costs using saved up cash. I know folks also use HELOCs. So you'll end up with 2 loans. When do you pay off the HELOC? Personally I dont think taking out a HELOC is a great idea. What other strategy do you use to invest in rentals?

We bought a 2bd condo 5-6 years back for 300k which has increased to 500k now - approx 10% annual return. Do not plan to sell it. Thinking of buying another condo in same complex for for 550k, which has appreciated in the value the same way.. 300k to 550k in last 5 years. Looking to buy a first house and rent out a bedroom -- pretty flexible on location, but looking at places where 1) easy to get reliable rentals, 2) the property will appreciate in ~5 yrs when I will likely sell.

I have 100k for a down payment - unfortunately, I also have 200k in student debt, and will use IBR payments.

My former apartment landlord elected to paint the main stairwell a dark blue a week before our move and fix all scratches in the drywall from multiple years of moves (7 tenant building, 5 story walk up)

They deducted a crazy amount of security deposit for alleged scratches to wall / paint chips

Any chance that is objectionable? I doubt they knocked prior tenants for scratches to dry wall when the walls were white

Are Zillow's Zestimated directionally accurate? Saw a property get relisted (didn't sell last year in late summer/early fall) at a higher price, no upgrades. Zestimate for comps in the area are all showing declines however.
