Can anyone give me points on where to start if I want to build my own house in the suburbs of NYC within the next 2 years?

Narrow your search.

There are two ways to build a new house... one is to get a net new plot of land, and the other is to find an existing house that you either plan to fully demolish, or potentially reuse the foundation.

Start with the town(s) you think you want this to be. Then it's time to explore. Location will determine many things, like plumbing, sewage, electricity, connectivity, etc. The few folks I know that built spent a good year looking for the perfect spot.

Once you've got a better idea of a town, you can start to work through more local resources to figure out what's available to buy, or if you potentially just want to buy something in terrible shape and tear it down to build up.

Hire a realtor, find land, find contractor.

I would work with someone local for all of these. Recommendations on the internet across the country won’t do much good. I would personally research local builders or realtors that have land listings / new construction experience.

I’m 26 and I have a negative net worth (thanks, student loans, and frivolous spending from the age of 21-24!). I paid down my CC debt recently, but now I’m staring at another $49k in student loans. I am trying to tackle it as much as I can while simultaneously investing in my 401k and brokerage, but I feel a bit beaten down sometimes. Has anyone else here experienced similar circumstances? I love reading the success stories on here, but sometimes it makes me kind of sad about my life 😥

Hi tax 🐠,

I have a question for those who prep individual tax returns. My parents claim my grandfather as a dependent on their tax return and due to their low income, receive PTC for the premiums they pay on his insurance (not eligible for medicare). However, would it be advantageous to have him file for his own tax return (he stays with my parents and doesn't have his own proof of residency via bills). If so, can he get PTC if his income is 0?

Ok. I know that social media has made a lot of AAVE slang popular. I get that. What I find cringe is the obsession with using it 24/7 and the assumption that adding "lit" or "that's cap" or "slay" to things will make them do numbers. Someone in a meeting this morning suggested we use bffr and said it means "best friend for real." Like at least research the term before you try to use it.

I have 300k in equity in my home and have been debating on using some of that equity on a down payment for a multi family property. Has anybody done that? Is that a good way to get into the rental game or should I just continue to save cash to do it without tapping in the the equity?

I realize the rates are going back up and just wanted any advice on if it’s best to lock that in the next week or keep shopping as my closing is May 14. Thanks in advance!

We moved into a 25 year old home recently and inspection was clean. There’s one room downstairs with built in cabinets that we ripped out and patched / repainted, however the non-uniform drywall texture was very obvious so we called drywall repair out to retexture (orange peel look). They spent a day sanding down and retexturing and it looked great, waited 2 days per their instruction and primed / repainted…

We own a rental property that has appreciated quite a bit and have the opportunity to do a 30-yr cash out refi at 75% LTV that would leave us with about $200,000 at the end of the deal. Rent currently wouldn’t cover the costs and we’d need to deploy the cash and earn about $750/mo to break even. We’d ideally like to use the money to invest in other property and syndicates. Seem like a good idea? Not sure if we are over leveraging ourselves and it’s worth the risk.

Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We were originally thinking of offering 700 to start since comps are around 735k. However, this is nicer than the comps renovation-wise. What would you all suggest we offer? We’d rather lose the house than overpay, so this concerns us.
