You should ask befor you sign the contract. If you haven’t signed yet, ask. I got 22% of my agents commission (buying).

Wait, what? Why would the buyer’s agent give their client their commission?

Kickback. I’ve seen it on closing statements all the time. It’s how they get the client in the first place — if they offer to give say 1% out of their 3% commission. Truthfully only seen it in residential context.

Sure you can ask. My wife has waived her fee 100% for family members before (everything but the fees she has). And when we’ve made offers we’ve offered to represent both parties at cost (like 0.25% of the total deal instead of the 6%). Fees differ by agency though.

So you can be always negotiate and find an agent will take lower cuts. At least in all the states I’ve dealt with I’ve never seen a law preventing it.

The house is worth about $50k more than when I bought it. My understanding is my unexpected relocation is considered a hardship which qualifies me for a prorated Section 121 exclusion. 8 months out of the required 24 (8/24) = 33%. 33% of $250k = $82.5k excludable gains. I’m done with being in public accounting. I want to transition to a career as a real estate agent since I love real estate and it highlights my personality more than anything I’ve seen, I’m very extroverted. My spouse and I found a property we like on Zillow. Are there any fish out there with a Massachusetts real estate brokers license who would want to be our buyers agent and be willing to share the commission with us since we found the property already and generally don't need much of your time other than drafting the offer and P&S?
