Can I be under contract on two homes at once? Let's say A as a 2nd home (will close first) and then B go under contract afterwards as an investment property, that will close much later after the 2nd home?

B will be rented out. I already have a primary home. All 3 are in different locations. Anything else I should be mindful of?

Using the same lender may help but just be open to your lenders early in the process.

I’ve done this a few times. Expect to either close a few weeks apart or on the same day.

If you’re using multiple lenders - absolutely tell them. They’re going to find out anyway… so better for them to know early.

Just know if one falls through for financial issues or seller issues it can hold up the second one as well.

Only issue would be DTI cause if you qualify for say $1m and one is $800k and the other is $700k then the second one closing will have issues

Hi all, apologies if this isn’t the appropriate forum, but first time doing multi state taxes. Is there an easy way to find out the days or income thresholds for filing state taxes?
I know some places don’t require filing if you worked fewer than X days (like IL) or earned less income in that state than state standard deductions (like NY) but having much more trouble gaining clarity for other states.

Index Fund: tracks to an index, S&P, total stock, total bond, etc. An index fund can be in the form of a mutual fund or an ETF. As for mutual funds, they are typically actively managed, but could be an index. ETFs are pretty much all indexes.

Need a sanity check. I've got an offer at a mid sized biotech - SM level, $165k + 15% bonus + 15% RSU (annual award so won't come into the picture into year 2) and a $22k sign on bonus. From what I understand, that's good comp (MCOL area) for the title, but as an EM at a life sciences consulting firm (10 YOE), I feel like I should shoot more for AD or D level.

If I take the offer, is it realistic to look for a director offer in a couple years, or would most companies target AD after SM?

I have enough for 20% down and I qualify for a traditional mortgage but my dad suggested he lend me the full cash to make the sale that way I have more negotiating room and can close faster.
