I have $200k for a down payment. But realizing that I don’t want to own a house. I can barely maintain myself much less a building. But i am anxious about dumping it all into the market right now when everything is inflated. So trying to figure out how to break it up so i DCA with a wide enough spread but also don’t leave too much sitting in cash for too long. Was thinking of just parking it in VTSAX. Would love any thoughts.

Boomers are often considered selfish, right? Consider the following: People over the age of 75 comprise 54% of COVID deaths. At that age, the actuarial tables aren’t exactly favorable to begin with. By contrast, people under the age of 50 comprise 7% of COVID deaths. Throwing the world into a state of absolute chaos (thereby sticking younger generations with the long-term consequences) is next level.
