Can/should I represent myself (or in other words do not hire a buyer’s agent) when buying a new construction? Will I get the 3% that would have gone to the buyer’s agent, that i can put towards closing cost? I wouldn’t do this if buying an older property but I can’t think of much that an agent would add value in new construction purchase to justify the 3% cost. Thoughts/suggestions/guidance? First time home buyer. Thx

I had a discount offered for not using one a few months ago on a new construction not sure how prevalent that is. Worth asking if they say no hire a realtor as advised above imo

Most home builders won’t give you a lower price for skipping the realtor. Your best bet is to find a realtor who gives a kickback and you can probs get 2%

If I must use a buyer’s agent, can/should i use a “friendly” agent who’d give rebate from his share that i can apply towards closing cost? I do not k ow anyone in my city who’d do that, but know a realtor who is a family friend, in a city 2.5 hour away (same state). I haven’t asked him yet. But i’m assuming he can do it all remotely since he doesn’t need to make trip(s) here since he doesn’t need to do any showings for me. Does anyone have any experience or idea whether this might work?

If so, if anyone knows a licensed agent in FL who can help, please let me know. I can go down the family friend route but rather not if there are other options.

One item borrowers shopping for mortgages get too caught up in is rate. Most borrowers don’t know how to read a loan estimate and get taken advantage all the time. Just because a lender/bank offers you a low rate doesn’t mean it’s best deal. Most cases, especially now since rates have gone up, you are being charged points for some of these lower rates in the 4s. We own a rental property that has appreciated quite a bit and have the opportunity to do a 30-yr cash out refi at 75% LTV that would leave us with about $200,000 at the end of the deal.
