Choice between a really nice property, under budget, with a pool (main reason for wanting this place), minor updates needed + landscaping eventually (well manicured lawn), in great school district (no kids so don't care but it makes it well positioned for resale - only lasted a week last time it was on the market 4 yrs ago), vs. new construction townhouse, in similar area, max budget + higher taxes ... On paper it sounds like a no-brainer but I'm torn... Some help here plz 🙏

Sounds like the first one. Given it’s under budget, you can probably make some updates and build it up to be the home you want it to be. At the end of the day, you can’t change the location of the property and it sounds like it’s in a good area

I’d recommend the first option. It’s a buyer’s market and interest rates are low.

If you have the spare capital/budget, you can buy the other lot out and sit on it for a few years. Sell it once the market stabilizes or build/develop and then sell.

Am I the only one who has barely any work to do? I finish my work in a matter of a few hours, and spend my days bored out of my mind. Worst part is that I have to stay at the office until 8PM min, because otherwise it looks unprofessional. At what pt in the transaction is the furniture for a home sold/moved? Had a buyer walk the day before closing so a bit paranoid about this time around. With the last buyer, they were going inherit the furniture so this wasn’t an issue, but the new buyer does not want it so trying to have them allow me to sell it (for 2-3 days) after closing day so I’m not shit out of luck. The property is an airbnb, so if i sell everything and this new buyer walks, I’m screwed as i’ll have to pay $3400 a month.
