Closing on a property in late December and will be immediately going through a renovation. Is there anyway that I can capitalize on Black Friday deals (vanities, mirrors, appliances, etc.) and have those items basically On Hold until I’m ready for them to be delivered?

Call Home Depot and ask. Some items may have a backlog of that long but generally, I think Home Depot gives you 7-10 days to pick up/deliver your items.

You can also call and say you cannot make it an put DH delivery by a few days/week.

Home Depot and Menards both typically have some options where you can purchase items and not pick them up same day, but they definitely don’t want you to do it for too long.

Hey all I have an opportunity to buy a vacation home as a private sale from my parents (they are buying a new house in that area and need to sell the old one), it is waterfront property in NH 10 minutes from Mt Sunappee. I am concerned that making this purchase may make me a little cash poor in the short term, but still manageable. We own a rental property that has appreciated quite a bit and have the opportunity to do a 30-yr cash out refi at 75% LTV that would leave us with about $200,000 at the end of the deal. Rent currently wouldn’t cover the costs and we’d need to deploy the cash and earn about $750/mo to break even. We’d ideally like to use the money to invest in other property and syndicates. Seem like a good idea? Not sure if we are over leveraging ourselves and it’s worth the risk.

Curious about thoughts on on discount points (I think I’ve already read every article on Google). I am refinancing my personal residence (future rental) as well as a rental property. The mortgage brokers discourage me from spending a ton on points (rolled in, not up front). In some cases, it’s a 16 year break even. I get that’s a very long time to break even, but I have no intention of getting rid of the properties and doubt rates will drop much below current. Max breakeven point for you?
