House went on market through an auction (not foreclosure). List price was 550k, I ended up with an offer of 670k (next few offers were 3-5k lower). However, the listing agent has been really rude and aggressive and is basically forcing no contingencies. I can waive off inspection and loan contingency, but hesitant to waive appraisal contingency (anything over a difference of 20-30k). Anyone been in this situation before? How’d you deal with it?

A colleague with more experience but a lesser title (I don’t care but our shop is big on hierarchy) has been excluding creatives from important conversations, hoarding intel, and acting like they’re leading work when the actual lead is a CD above us both. I’ve complained about this person before but not much has changed, now they just suck up and play nice instead of being openly difficult. What can I do? I’m sick of being condescended to in front of my team, but I HATE playing politics.
