Considering a job offer in nyc coming from the south. Making about 400k here and we live very well but won’t lie - life’s quite boring here. Have an offer in nyc (my fave) for 500k. SO will probably stay around his 200k comp. 300k of my 500k is guaranteed - the rest is bonus which I am 50/50 on depending on how the company does. We’re 30s and thinking of starting a family. Don’t want to deal with commute so thinking Manhattan. Worried about nyc COL. Should I take it? We have about 1M saved fwiw

$400K in the south gets you much more than $300K guaranteed/$500K potential in NYC/Manhattan. Don't forget that your income is taxed 3x in NYC (federal, state, city).

I have similar comp, your take home will be around $7k per check. It sounds like you have a good quality of life, so I’m sure your housing demands will set you back about $10k month. As for the rest, NYC is like the Grand Theft Auto game, it basically costs $50 every time you leave the house.

Totally disagree that day to day life is harder. If you pick a great neighborhood - everything can be within a 15 minute walk, including with kids. And with your income you’ll be totally fine in NYC, even with private school… though that’s certainly not a requirement. Lots of good public schools.

I’m at 650k total and we moved to the suburbs because we are expecting a child soon and got priced out of nyc. If you’re prepared to shell out $$$$ for private school I say go for it but we wanted more than a 4 bedroom in the city.

OP none because we are both fully remote. However it’s ~30 min drive without traffic (1 hr with traffic). We purchased a self-driving car for if/when we need to go back

Hubby and I live in NYC, early 30s, and will want kids in a few years as well. Our combined income is $650k + $100-200k for investments. We own a 1k sq ft apartment, no car, and don’t feel comfortable upgrading yet. Once kids are in the picture, we would definitely move out of city as the costs could be way too high. Not to mention we’re taxed to our eyeballs with our income. So I think it depends on what’s most important to you, but lifestyle creep definitely happens especially in this city (luxury restaurants, experiences).

We are at $750-$800k, turning 30 soon, no kid. Own 2bd apt in BK with just over 1k sqft. Have a car and park on the street. Definitely comfortable but not much beyond that. Will most likely have to move out to the suburb once we start planning for kid(s)

My SO and I make a combined income of ~350k. And we live on Manhattan with two kids. So you can manage.
Obviously you’ll have to make a lot of adjustments, consider you’ve been living in more suburban areas. You won’t be able to afford the same square footage, but you can still afford a spacious 3 bedroom apartments. You will get used to walk a lot, spend a lot more on eating out. But overall it should all be within your comfort range.

Blue states like NY are getting killed with SALT tax. Also bonuses are now getting taxed at a higher rate

Strongly suggest buying largest apartment with lowest maintenance or common charges you can afford. There was a mass exodus out of the city given COVID where you could find deals with negotiation.

Would also suggest taking a trip to NY and working with a realtor to show you apartments. You need to figure out neighborhood and amenities and commuting.

I don’t think you mentioned whether you’ve visited nyc before but are you interested in a high paced city life? You mention starting a family and I think nyc will be hard to adjust to if you’re coming from the south.
You can consider a bigger city in the south to give yourself another perspective.

I forgot to mention I lived in nyc when I graduated college and lived there for 6 years before going south. I absolutely love the city energy. That being said I worry I may feel a bit different now in my 30s but still on average I prefer cosmopolitan cities over anything else
