Someone pls educate me on 401ks! If I earn 80k and my employer does a dollar for dollar match up to 3% of my contribution and then 50 cents on the dollar match for the next 2% I contribute, would the breakdown look like this:

3% employee contribution: 2400
2% employee contribution: 1600
First 3% employee match at 100%: 2400
Second 2% employee match at 50%: 800

I have $20k in savings, I owe $6,000 to my 401k loan, that’s the only loan I got. I am debt free otherwise except for my house. Should I use my savings to pay off? I have enough for 20% down and I qualify for a traditional mortgage but my dad suggested he lend me the full cash to make the sale that way I have more negotiating room and can close faster. Then once I close I can refinance it and keep 20% in the house and pay my dad back for the 20%. Is there a downside to this? Will it get messy?

Looking to get advice on my first real estate property for personal use. Located in Austin, Texas. Currently renting an apartment and I’m looking to purchase my first property. making about 100k a year married with no kids. Spouse currently doesn’t work. I already have a cash flow positive condo in my name and now planning on buying a townhouse with SO. How should I go ahead with it as qualifying limit from my end in the purchase is only half of rent receivable from condo and the fact that condo is investment and cash flow wise, expected rent is covering 130-140% of my monthly cost of ownership of property?
