Considering buying a triplex in the Bay Area. To be competitive I’d need to be able to close quickly. Any insight on bridge/private/hard money options? Just want to be sure I can refinance to a conventional loan after closing.

I'm frustrated. Everywhere I've worked I've gotten great reviews and even leadership awards. At my last company my boss was promoted to CAO. She hired a director but made her VP of HR at hire due to someone leaving. VP ran 6 HR directors out of the co (we all left without jobs lined up). After I left my team quit & the CAO was fired. Now they promoted this VP to a Sr VP. I gave so much, got nothing, yet she fell into SVP. I have a new Director level job. How do I break into the VP level?

If I found a house on the market, sent it to my realtor and asked if we can go see this property, he responded said it would probably be tomorrow, seller says it probably won’t pass inspections for financing so I say okay forget it because I think this realtor won’t be any value add since this is an investment property. He does go off and lists things that need work. Will he have probably cause to collect a commission if I go directly to seller with an offer?

Im trying to flip a new build - long story, but have had certain circumstances come up and can't keep the home - but I'm now competing with the builder because they have homes still being built in the neighborhood (there is nothing against me selling it). In Los Angeles - buying my first home. Should I care about what school district the home is assigned? I’m a single guy - and My budget is up to $850k.

Went to see a condo today. It’s a 2 story place. The top floor had some spots in the vinyl which were not level and creaky (felt like a hollow dip underneath). I’ve seen a few other places in this complex and they all had a similar thing going on. It was built in 1979. Without ripping the floor out, is there any way I can find out what is causing this in inspection? The price is really solid but they just redid the flooring recently which makes me wonder if they are trying to cover up something?

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. Novice investor here so please bear with me. I opened a vanguard account dec 2019 and invested around $1K..over the course of the year I invested about $68k.. I just checked the total gains and it shows about $10k. That’s about 14% gain via investment in small amounts in vgt, zoom, tsla, ark, vtsax etc..Is it fair to assume 15% gain year over year ?
