Prosper is expensive too. Celina is pretty far out there. The colony is older but houses are cheaper and it’s “Frisco” adjacent. I loved living in The colony, but Frisco is my favorite and is definitely “worth it” if you have the means.
If you want new, north past 121 on the Tollway is it. If you want cheaper closer, Colony / Allen / McKinney off 121. Frisco is priciest in the area.
Anything between 635/downtown you can get new build or rebuild, but expect to pay. It’s closer so convenient if you have to go in downtown.
635, Bush, and 121 are the dividers really in north Dallas / above.
Can’t speak to south of Dallas or Ft. Worth way.
Just depends on drive vs cost vs school vs build type preferences for you.
-Also for the record Dallas native of 35+ years (Xennial for those that care), and live in Celina / Prosper area.
Everything on 380 continues to grow. Traffic is really rough because there’s only 2x good N/S exits; DNT or 35, and they’re far apart. And you’d be smack in the middle. So, it’s an older but fair area (driven by a lot, but never researched that community specifically). And it’s all growing. Just have to be prepared for the traffic and potentially fighting it a lot until widening the highway is done (if ever).
Just as an FYI, North Dallas is a part of Dallas - commonly north of NW hwy, south of 635, west of 75. I think you’re talking about moving north of Dallas or a northern suburb of Dallas.
I would personally look more west - Coppell, Flower Mound, Colleyville, Southlake. Closer to the airport.
Need some help from other folks who have posted above. What makes Frisco “worth it”?
I live in Dallas proper and fail to see the appeal of the cookie cutter suburban sprawl names Frisco. What am I missing? Help me see the light

Frisco is 100% cookie cutter in every way, any one saying otherwise is simply in denial. It’s literally suburban hell filled with $100k/yr millionaires

Or not quite to Denton. I’m in Argyle and love it. Super easy to get around and minimal traffic.
28 years in Texas here. Frisco is worth the price tag. If you’re looking to grow with a town consider Cross Roads, Celina, Anna, or Melissa. The DNT will develop north and give those cities access to a faster commute to Dallas.
Frisco, McKinney, and Prosper are established affluent suburbs.

Frisco is pricy but have some nice areas for a good price. I am not sure what your commute into Dallas is but Denton is a little farther out.
Try McKinney. It’s very nice as well and cheaper

Frisco is more expensive because it's worth it. If we were to move back I'd be looking at getting a decent sized property in Southlake or Lucas, with Frisco being a close third, only because larger lots are few and far between.
This is helpful. Schools are definitely much better than DISD. All great points I didn’t consider (shopping, roads, etc)
I just associate the burbs up north with a bunch of mcmansions that look the same and little nature / trees compared to areas like Lakewood / Park cities. Appreciate the insight!
Prosper is good for schools & we are getting lots of upscale areas built out this way (e.g., Fields shopping and dining development, Ritz Carlton Hotel, PGA HQ and course).
You won’t get the unique restaurants and culture of Dallas but you also won’t get the problems. It’s not like you can’t go downtown for date nights…
