Curious if buyers underappraisals have any trends based on region or purchase price. For those whose home purchases didn't appraise, list your region, home type and purchase price.

It’s more hyper local than region. Usually you see homes not appraising in neighborhoods with high variability in home size, price, and style. Also neighborhoods where there is low inventory - there are less true comps. Homes that are an anomaly in the neighborhood also have difficulty appraising. Appraisals follow a super standard formula so you could pretty much tell if your home will appraise in advance if you know what to look for.

J1 & J2 together make about 200k although there is no room for growth in either but WLB is amazing (< 10hrs per week). Stuck contemplating if I should abandon overemploy to chase promotions seeing that I could eventually get to my current salary with my job. Just feeling a little stuck over all. I know many consultants most likely make more. Any one else feel this way or have any thoughts? I was thinking of looking for a different J1 and slowly try to climb up if possible.

For those who rigorously budget to achieve FIRE, can y’all give me some tips that work for you? We’ve tried to do the tracking every item we buy thing but we’ve never been able to honestly track every purchase for a month. It feels like too much work with 2 kids! Any other tips and tricks that work for you? In general we automate savings first and kind of reflect on the bills at end of month and note where to tighten for the following month but I feel like we need more discipline

In NYC, saw several properties structured as condops. It has more lenient rules about subletting than co-ops and no board approval when transacting. Granted it’s building by building, but would someone recommend condop over co-op in general? Do they appreciate the same as condos?

One item borrowers shopping for mortgages get too caught up in is rate. Most borrowers don’t know how to read a loan estimate and get taken advantage all the time. Just because a lender/bank offers you a low rate doesn’t mean it’s best deal. Most cases, especially now since rates have gone up, you are being charged points for some of these lower rates in the 4s. What SF lenders are doing 10% down on jumbo loans with no PMI? All the ones I’ve spoken with offer that everywhere except SF. Chase does 10% down no PMI in all surrounding counties… just requires 20% for SF. Keybank is 15% down for CA only apparently, 10% no PMI everywhere else

30 days till closing and I’m entitled to 2 more walkthroughs. Sent preferred dates and time to realtor last week and she said she would get back in a couple of days. I haven’t heard from her for a week, sent a reminder yesterday and she said the dates were confirmed and she thought she had told me. I asked for a change in time as something came up, and she said she would arrange it and hasn’t got back to me yet. Before she would reply within 15’ to an hour max. What happened?

I’m currently leasing an apartment in Philly. A new company just bought my building and now we owe payments to them.

Are we supposed to be given a new lease when this happens? No where in my current lease does it say, if someone buys our company that we’ll automatically have agreements transferred
