I’m getting a lot of offers to buy coming across my desk that would fit our profile, but who is buying at 4 caps? I got a call from a broker for example to sell me a new Starbucks on a pad site for almost 4 million. It’s at a 4 cap (a bit less, actually). Meaning NOI is like $135k per year. I’ve got good relationships with lenders, but no one will lend (or refi if I paid all cash) to even match the cap rate. I suppose that’s why we’re kind of holding at the moment.
