Currently paid off my 401k loan with my previous employer. Should I roll it over in my current employers Target date fund or open a brokerage account and put the lump sum in VTSAX and/or VOO?

Is the 401k traditional or Roth? If traditional roll into new 401k. If Roth roll into IRA or new. 401k. You many have the option to just leave it. That would be fine if the old 401k is better than the new one. Rolling into a brokerage account would generally be a bad idea.

Student loans—I currently have about 5 yrs left on my 10 yr private variable loan (originally at $101k, down to $58k). Rate is 3.50% right now. Can refinance as a 5yr fixed at 4.25%. Is it worth it? My interest rate will go up initially but assuming rates go up again it will save me $$$ later. Thoughts? I feel like it depends where the economy goes over the next several years.

For homes that need major updates, should there be an added discount in the offer since it will take time and effort to fix up or am I not being realistic ? Ex homes in the area that don’t need to be fixed are 500k, the home that needs fixing needs 100k worth of fixes. So would offering lower than 400k makes sense?

How do people in hcol cities do it? All in, I make a little under 200k in Atlanta. Im able to max out my 401k, HSA, & back door roth. I save 1200 + buy 2 shares of VOO /month. Mortgage/HOA is 2100. After all that, I find myself watching every penny on my Amex bc money feels tight. Would love to move to a bigger city but PwC wouldn’t pay that much more & it’s hard to envision mortgage or rent doubling like it would in SF/LA/NYC. Tips for how to make your budget work?
