If you plan on renting later on take a look at tenant rules - the District seems to bend heavily in the favor of tenant which can become problematic
Bought my first place in Dupont, still have it as a rental property. It practically rents itself, and the Dupont rental rates are among the highest in the city, it has been a great investment.
Bought for $520K in 2012 as a 2 BR, 1.5 Bath. Turned it into a full 2 bathroom, now valued at $620K. I am close to the 17th St commercial area, which continues to benefit from all of the new development in Logan and 14th st. (which I don't believe has topped out yet). I will caution that other parts of Dupont have not all appreciated at the same rate (areas further away from 14th are not as hot). If my unit was still at 1.5 bath, it would be valued lower, and it would still be worth it for me to make the investment and improvements today..... it easily rents for $3300 and covers a min of $1K above mortgage, fees, and expenses each month - nice additional cash flow.
^Agreed. Live in Dupont now. Very nice area, good nightlife, good commute to work. Don’t know about schools or anything if you have kids,but very good for a 20- or 30-something
To play devil’s advocate, you have to think about future home prices and recouping your investment. Seems like both areas are pretty high already in both places right?

DuPont for sure, it’s timeless. Rosalyn has no character.
Rosslyn is convenient for those with cars.
@A1: cool arrangement. When did you buy it? Would you buy it at today’s valuation? My sense is central DC neighbors have topped out, but I could be wrong
