Nope. Just MLS (which syndicates to all the other sites like Zillow / redfin).
Look for houses within 1 mile with similar bed / bath / sq footage, sold within the last 3 months. Order them by proximity to your residence, and that’s how they typically search.
If it’s for a refi and you have substantial equity, they may not even need to do a site visit.
You just need mls access
Generally appraisers have more qualitative data especially being well versed on certain areas where they have recently completed work. An appraiser would have to broaden their search to similar neighborhoods & make location adjustments if necessary to determine value. Adjustments of course need to have foundation & arent just random figures. . Part of their job to determine/analyze market information.
