Do appraisers have more access to Sold Comps then agents? Everything that I’ve seen around my house varies so much and I don’t have interior pictures from the units to view the quality. How would an appraiser do this (looking at a refi)?

Nope. Just MLS (which syndicates to all the other sites like Zillow / redfin).

Look for houses within 1 mile with similar bed / bath / sq footage, sold within the last 3 months. Order them by proximity to your residence, and that’s how they typically search.

If it’s for a refi and you have substantial equity, they may not even need to do a site visit.

Generally appraisers have more qualitative data especially being well versed on certain areas where they have recently completed work. An appraiser would have to broaden their search to similar neighborhoods & make location adjustments if necessary to determine value. Adjustments of course need to have foundation & arent just random figures. . Part of their job to determine/analyze market information.

I really wanted to work with Airbus but they are not budging from the offer of 23 even after I told them I have a better offer from Genpact with better position. HR said they will come back..

First time home buyer, advice needed for pending purchase

I found a house that has the features and parameters I need.
It's one of the smaller houses in the neighborhood and has not recently remodeled for sale.
It is therefore a around 25% cheaper asking price than some other recent listings in same area.
I got pre approved for thrall asking price with 10% down
Since it does need some bit or remodeling that I would like to do before moving in, what's the best way to go about doing that?

Need some advice here. Option 1: rent a condo for 2600 a month. Option 2: pay 2600 in mortgage/month, but I can only afford ~5% for the down payment. We have fully renovated our house, now nearly everything is new. new windows sidings all interior finishes newly expanded yard etc. we are on market for a while now and haven’t received an offer we wanted. Feedbacks are no grass in backyard and price is high in the neighborhood. However almost none of our neighbors’ house have been renovated like ours and our appraisal came higher. In NYC, saw several properties structured as condops. It has more lenient rules about subletting than co-ops and no board approval when transacting. Granted it’s building by building, but would someone recommend condop over co-op in general? Do they appreciate the same as condos?
