My first time buying a home and my fiancé second. Last time he was able to sit down with the loan officer and review any questions he had about the documents because there is a lot of language in there that isn't used by average people. Our current loan officer from the same bank branch wants to do everything electronically, and it's a battle just to get our answers. Bought a SFH where I’d barely break even given the realtors estimate of 1.1k rent. Neighbor kindly let me know going rate was actually 1.6k. Put it up for 1.5k to get a nicer long term tenant and signed in 2 weeks. First investment property and learned a lot from here/bigger pockets so feeling pretty good!

Really need some input. We have our new construction done by April 2023. Builder is giving us 28,000 credits which can be used towards closing cost and buy lock rate for 6 months from now and giving us the interest rate for 6.75% for 30 years from US bank. But I also spoke to credit union they give us 5 ARM for 5.5% but can lock rate in feb 2023. So should go with the US bank with 6.75% plus incentives or wait till feb 2023 and thn lock rates(us bank doesn’t give us ARM rates).

One online have a wide range in what’s considered “affordable”
Pre bonus and equity I earn 110k/yr in Wash DC.
I’ve seen 33% net income, but honestly $1650/mo CANT even get a 500sqft condo on rent.
30% gross is $2750/mo 😱
Others say I can afford 600k houses but that seems irresponsible and ridiculous.
My current rent is $1750 for a small 1bd1ba (cheap) but I’m sacrificing my safety in my neighborhood. No frills apt.

If I see one more article on how millennials are ruining the economy or housing market by not buying enough homes or selling enough homes I'm going to scream. We were saving for 3 years before Covid and had to use a solid chunk to take care of ourselves and our families during quarantine. Now that we're ready to save again inflation and COL are at an all-time high and we're headed into a recession. And somehow this is my fault for what...not being a boomer? Bffr.

How do I politely hint at a guy I have just started seeing that he is moving to fast? I recently refinanced and had to get an appraisal. The house was purchased 2 years ago and we were expecting an increase in value since houses around our area have been selling fairly quick. However the appraisal came out to be the same amount as when we bought the house so no change in value. I’m really surprised since Zillow, etc. shows the estimated value a lot higher. I took a loan against my 401k and the repayment is drawn from my paycheck. Included in that payment is 6% interest.

I have enough money to repay the remaining balance of the loan. The question is: should I repay it now or just continue with the payment and pay off if I leave the company?

The money would go into savings / investments.

I bring home $1,616 twice a month after contributing 10% to 401k. First pay check I put 1K into investment, second pay check I put 1k to savings. The remain 616 is personal spending, phone bill etc. Is this an effective strategy??
