Yes, may want to have 1.00 or 10.00 as cost for transfer fees purposes.

You could. But not sure I would not use a Bargain & Sale Deed or Special Warranty Deed depending on the state. Assuming you know you own it. Just would look better for future reference.

Very helpful M1!

I weekly Hot take. There is far to much hand holding when it comes to map exploration in many Open world games. I rarely ever use the mark feature because the map is already lit up with way points for every little thing. Take genshin impact. It will lead you to your next quest objectives but any secrets or collectibles don't have a way point. You can even see on 3rd party maps how obnoxious it would be if they all did.

Curious about thoughts on on discount points (I think I’ve already read every article on Google). I am refinancing my personal residence (future rental) as well as a rental property. The mortgage brokers discourage me from spending a ton on points (rolled in, not up front). In some cases, it’s a 16 year break even. I get that’s a very long time to break even, but I have no intention of getting rid of the properties and doubt rates will drop much below current. Max breakeven point for you?

Hi 🐠, need your help/suggestions. We moved into our new townhouse 4 months ago and I’ve been noticing a car parked outside with 3-4 (young folks) people sitting in it for past 3-4 weeks. Today they took it to another level when someone from that group was peeing right in front of my backyard. When I was about to talk to them they left in a hurry. What should be doing? I’m first time homeowner so want to make sure I’m not doing anything wrong

What are the best ways to reduce my out of pocket expenses when buying, this can be negotiating options or other ideas? I’m 25 and a first time home buyer and would like to keep a good amount in my savings. I plan on only putting 3% down and am looking for homes within the 350-400 range but received a pre approval for up to 600.

Realistically how long does a custom build take? Not a development neighborhood. I know “it depends” but curious on averages. I’m in Southern California.

Has anyone here bought new build townhouse before? I'm about to close in 2 weeks and the contract states that nothing can delay or stop the closing even if something needs repair. If something needs repair, they will fix it while we're living there. And we have warranty for everything for a year. So my question is, should I just save money and have an house inspector come until 3 months before the year is up?

Hey all I have an opportunity to buy a vacation home as a private sale from my parents (they are buying a new house in that area and need to sell the old one), it is waterfront property in NH 10 minutes from Mt Sunappee. I am concerned that making this purchase may make me a little cash poor in the short term, but still manageable. Would it make more sense to rent out the property through a rental company that included insurance and cleaning or to put it on airbnb?

Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We were originally thinking of offering 700 to start since comps are around 735k. However, this is nicer than the comps renovation-wise. What would you all suggest we offer? We’d rather lose the house than overpay, so this concerns us.

Option 1:

Option 2:
- $250k 3 bed/1 bath fixer upper located at end of dead end street, houses on street all fixer uppers, located down the street from Option 1 (so also near new builds and restaurants)
