Do people pay more for site finished wood floors?

I’d say most buyers aren’t sophisticated enough to notice the difference. That said if they’re in bad condition & you’re buying you can refinish them easily & it could be leverage to take some $ off. If you’re thinking about them for yourself I’d say go for it, they’re more durable and you’re customizing the finish to what you want

I don’t think site finished are more durable. Certainly they can be refinished many times compared to prefinished wood. However the finish on prefinished flooring is much harder and will wear a lot longer. Many prefinished floors have a 20 year wear warranty.

As long as they aren’t cherry wood…

How do you know when it’s best to stay in your position?

I’m tired of pivoting. I feel like my job has growth potential and I like my company. Also it seems like my company places a lot of emphasis on experience and I can only get that with time.

On the other hand I work on a small team and there is definitely room for improvement. I think the issue is the size of the team? Like, if there were 2-3 more people it wouldn’t be too bad.

I’m conflicted. Thoughts?

A company X hasnt sent me the revised offer letter yet as the offer generation is in progress and tomorrow is my joining with them, and offer also i might get tomorrow itself. They sent me an indicative breakup and mail confirmation that the offer amount is approved, should i believe them and withdraw the backup offer that I have as their joining date is also tomorrow. Has anyone here bought new build townhouse before? I'm about to close in 2 weeks and the contract states that nothing can delay or stop the closing even if something needs repair. If something needs repair, they will fix it while we're living there. And we have warranty for everything for a year. We own a rental property that has appreciated quite a bit and have the opportunity to do a 30-yr cash out refi at 75% LTV that would leave us with about $200,000 at the end of the deal. Rent currently wouldn’t cover the costs and we’d need to deploy the cash and earn about $750/mo to break even. We’d ideally like to use the money to invest in other property and syndicates. Seem like a good idea? Not sure if we are over leveraging ourselves and it’s worth the risk.

Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We were originally thinking of offering 700 to start since comps are around 735k. However, this is nicer than the comps renovation-wise. What would you all suggest we offer? One item borrowers shopping for mortgages get too caught up in is rate. Most borrowers don’t know how to read a loan estimate and get taken advantage all the time. Just because a lender/bank offers you a low rate doesn’t mean it’s best deal. Most cases, especially now since rates have gone up, you are being charged points for some of these lower rates in the 4s.
