You definitely don’t need a broker to find an apartment. But one of the many great things about this town is you might get stuck paying a broker fee for an apartment you find yourself anyway. Stick to no-fee listings as noted above, and hopefully things will cool off a little by the time you’re looking here.
May-September are usually the high months for rent. Only good thing is that there will likely also be more inventory by then, so it may be a wash. Generally renting I those months is more expensive though.
There a no fee apartments which means the broker fees are paid by the building (or the building management company just handled the listings, showings, etc). Finding a no fee apartment is your best bet to avoid the ridiculously high brokers fee.
You can also see if some of the larger building developers/managers have something. For example Rockrose or Stonehenge. We live in a rockrose building and it‘s been great
Thank you! I’ll look into those!

Just look for no-fee apartments on StreetEasy and Renthop
Use street easy for apartment search and use NO FEE filter
Usually you can find it yourself. You may need a broker if you can’t find an apartment, there is a shortage.
I got my NYC apartment by a Facebook marketplace posting and avoided broker fee. My landlord had a guy under him who would give tours and handle paperwork. Sometimes local landlords handle their own listings by themselves or their supers.
And there a TON of apartment housing groups if you search "NYC housing". The only reason I still have FB.
