Is it worth it to buy a condo or continue renting and save for the next 2 years to buy a townhome/single family house? I’ve noticed condo prices don’t increase by much so not sure if the interest is worth the small gain in equity.

Hi all - amateur investor here who somehow started getting in the market right as things took off. I didn’t pay rent this year due coming back home after COVID so had a lot of extra $ to invest. Currently maxing my 401k, Roth IRA, and ESPP. Not maxing HSA but contributing $3k, so close.
After this, I have a $500 monthly auto investment into a vanguard fund & have been intermittently buying stocks on Robinhood.

In a multifamily home that i own and live in facing lot of trash problem with the street trash getting caught in the hedges/bushes. Fencing might solve the issue but is it worth spending 6-10m on this gives this is an investment property and this does not necessarily add any separate value per se? I have a NRI home loan through ICICI bank and I realized today (mar 6th) that my emi money was in a different account and the auto pay account didn’t have sufficed balance(auto pay is for mar 5) I immediately transferred money to the emi auto pay account and haven’t heard from the bank about any late payment etc but was wondering if there is usually a grace period or something before it’s considered a ‘missed EMI’?
