Does anyone have any experience with buying & renting real estate properties in Florida? Good idea or bad?

I’ve been looking at apartments in Brickell, Miami. This would be used primarily to rent via AirBnB (or a full 1 year lease if I can find a a decent tenant).

Any advice is appreciated.

Also make sure you take into account all costs (HOA fees are huge in brickell, insurance for hurricanes, property tax)

I’ve been looking into it and this is the exact issue I’ve been running into. It seems like after all the fees, if you rent it out you will barely break even.

That being said - all I can find is good things about the area itself, Brickell. I’m seeing that the area will 2x in 10-15 years as it an up and coming financial district in Miami. Thoughts?

I was talking to a friend about my dating issues and they told me to go see a therapist. I don’t know what caused this, but I immediately get turned off by someone when I learn they either 1) didn’t go to college or went to a “bad” school or 2) have a non-professional job. I’m trying to work on it since it shrinks an already limited dating pool. What kind of therapist am I supposed to see for this? Is it just a regular therapist? Need some FIRE advice please. I am currently 25 M, with 125k in savings across my 401k/ESPP/Personal Brokerage Acct. etc. I have no debt. Base salary of 125k with up to 25% bonus.

I contribute 20% to my pre tax (employer matches up to 6%) and 5% in my Roth 401k and 10% in my ESPP. I keep only what I need in my checking to pay rent and have some fun on the weekends, but all relative would you say that I am allocating my funds correctly. Huge believer in value investing and compound interest.

I am going to get a large bonus where after tax, I'll get a couple hundred thousand.

Should I prioritize pay off all credit cards or pay down half/some of the cards and use the rest for a house down payment?
