Does anyone have any idea of where my parents could buy a house for less than $400,000 in Maryland or Virginia that isn’t an awful area? They’re in their 60s and would prefer to avoid many stairs which makes town homes tough. Thank you!!

Curious about thoughts on on discount points (I think I’ve already read every article on Google). I am refinancing my personal residence (future rental) as well as a rental property. The mortgage brokers discourage me from spending a ton on points (rolled in, not up front). In some cases, it’s a 16 year break even. I get that’s a very long time to break even, but I have no intention of getting rid of the properties and doubt rates will drop much below current. Max breakeven point for you?

Looking to buy a 900k condo in a prime location (3 bedrooms). We have a family income of 210k and have been approved by the bank with 20% downpayment. We have zero debt other than current mortgage but we will sell the property. Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We were originally thinking of offering 700 to start since comps are around 735k. However, this is nicer than the comps renovation-wise. What would you all suggest we offer?
