Does anyone have experience with issues with tenants disturbing others with bass and sub woofer hammering through the walls? There isn’t a way to measure bass frequencies but it’s something that is highly intrusive, not just during quiet hours. My point of view is sadly that of the disturbed tenant (with very weak landlord), and ultimately future landlord trying to protect other tenants from this unnerving bass invasion

I had this issue before. I complained to the landlord that it was interfering with my right to peaceably enjoy my home and they then reached out to the other tenant to take care of it.

Call the po po and provide a noise complaint? Fair game if you’ve given a warning

That’s the ideal situation, but in my case the tenant is not complying, keeps playing and won’t move subwoofer from wall (turning mine into a speaker for his boom boom boom torture)

Hi,

Is it fine to call a HR if he's not answering. I have my HR discussions pending.

I called him once a day (twice on 2nd day with a gap of 4-5hrs in between)

Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We were originally thinking of offering 700 to start since comps are around 735k. However, this is nicer than the comps renovation-wise. What would you all suggest we offer? We’d rather lose the house than overpay, so this concerns us.

Would love everyone’s thoughts! Which of these two options would you pick if your goal is to buy and hold for appreciation purposes given these are in a very hot market. Both same lot size.

Option 1:
- $175k lot located on very busy street but across the street from new $700k townhomes and restaurants

Option 2:
- $250k 3 bed/1 bath fixer upper located at end of dead end street, houses on street all fixer uppers, located down the street from Option 1 (so also near new builds and restaurants)
