Why has real estate remained lucrative?
Mainly agents but also developers.
The barrier to entry is low, not even sure if graduating high school is needed. My old agent even said she did it bc she can make a lot money and not work that much. She drove a new Mercedes and sent her kids to private school, husband was also an agent.
So I’m curious why it didn’t get flooded and the profit margin dampened to a $/hr closer to other jobs with similarly easy entry?
As of late, my work related anxiety has reached new levels and it’s really starting to affect me mentally. I’m part of a great team; I’m trusted and supported, have a great track record, there are no issues, and have been no incidents. Regardless, my professional self perception and confidence is so rattled as of late, it’s almost like a paralysis at times. I realize there are much larger problems right now, but if anyone has any tips or advice to get over this, I am all ears. Thanks all!

Does anyone feel their practice area is fun and/or exciting? I’m a commercial litigator and yes I have a wide variety of cases but it’s becoming kind of redundant. I’ve always had an interest in business, finance, investments etc. (private equity and stock market) and was wondering what practice would be best to merge the two?Any suggestions or comments on what you find to be an enjoyable practice area?

Can people share their experience of renting out a 3bd/1bath single family home? I personally wouldn’t rent or buy but I had a rental townhouse 3bd/1.5bath for 4 years, two tenants, 24months each. I sold it at $20k above asking price. I have been looking at 3bd/2bath as a rental investment property because that’s what I would want in my house. I am debating if I should prioritize a garage or an extra bathroom for a single family home. Looking in greater Atalanta area.
Other than searching Redfin/Zillow any tips for finding investment properties with the tenant already in place? Thanks!
Looking at two homes: 1. 3bdrm / 2 baths - 1800 sq ft ; 2. 2 bdrm / 2 baths - 1800 sq ft. Both have the same list price. I know it depends, but from a resale value standpoint, would it be better to buy the 3 bdrm or 2 bdrm condo? Which would buyers find more attractive or appear to have more value?
In process of getting a mortgage preapproval and I spoke with a few realtors but none of them were being responsive. Is this a sign not to work with them or would it get better after being preapproved?

Wondering thoughts on buying right now. I feel like homes are overpriced and buyers are paying way more than the price on a bidding war. My thoughts are to sell my current home to make a ton of $$ in a sellers market. Rent something for a year or so until it becomes a buyers market and prices drop. Then buy a home for a lot less than I would have paid for it today. Does anyone have thoughts on this?

I have an investment property that is negative cash flow. I conservatively calculate the cap rate at 2.5%. I’m currently making up the difference by house hacking my primary. Im looking to buy a home as I am currently renting. Got a few quotes from lenders and rates are averaging in high 5% but can buy down and get to lower 5% range. This won't be my forever home. Expect to turn to rental once market calms down in the next few years. Wondering if I should put a large down payment to avoid these high rates or just pay the high rates for now and invest in other areas? Then refinance later? Thoughts?

We are buying a house that will immediately be torn down. They currently have leased solar city solar panels on them so we want them removed. Anyone ever dealt with that? The seller is a hot mess so getting any lease documentation had been challenging. I don’t want to assume the lease with the house purchase. Curious if anyone with solar panels knows what the process is for getting them removed if you decided to.
Is it worth to consult CPAs to plan and file personal, rental income, LLC expenses etc.? If yes, do you recommend any good ones in Chicago area or virtual?
Should buyer’s agent fees go down? There was a time they’d do the search for you. But now with what apps offer and the ability to search them daily yourself, hasn’t their job become much less laborious?
