Ok- Sorry can't help- not familiar with MN laws. I'm in CA and have 2 non owner occupied multi families and it would not have been possible without 25% down, but as an owner occupant and in a less intense state it's probably possible. Talk to a broker.
Some counties may have matching programs if you buy in a less than desirable area. Just heard about this in parts of Florida.
In all honesty, if you can't afford to put AT LEAST 10% down, you can't afford to own. You have no idea how expensive ownership can get when things start breaking or need replacing.
You could look at a TD Bank Right Step loan 3% down, no PMI. They have income restrictions though.
BofA also has a new 3% down, no PMI program.
