Does anyone know how long after a loan is denied it takes to get the down payment back? ( loan was denied due to the bank not accepting the condo and no fault of my own)

Really... it’s not my fault though the loan didn’t go through. I would understand if it’s the buyers fault then they wasted time. (In other states that’s a lot of money to lose)

Considering a job offer in nyc coming from the south. Making about 400k here and we live very well but won’t lie - life’s quite boring here. Have an offer in nyc (my fave) for 500k. Have to start the process of selling the house in a few weeks. I want the house to be sold ASAP but cannot move out until April 30th. Should I wait to start selling. House is in a very good condition and should get sold fast considering neighborhood house are getting sold in 2 days.

How do rate locks work? I’m in NJ and I’m finding it so difficult to understand their fine print. No lender locks a rate here unless you have an accepted contract and further if that contract fails to close the rate lock automatically expires. I keep hearing so many folks saying they have a rate lock when I go check out open houses and I wonder how did they manage that?

At what pt in the transaction is the furniture for a home sold/moved? Had a buyer walk the day before closing so a bit paranoid about this time around. With the last buyer, they were going inherit the furniture so this wasn’t an issue, but the new buyer does not want it so trying to have them allow me to sell it (for 2-3 days) after closing day so I’m not shit out of luck. The property is an airbnb, so if i sell everything and this new buyer walks, I’m screwed as i’ll have to pay $3400 a month.

If I want to start acquiring rental properties, should I diversify markets and hire property managers, or stick to one area where I can manage. Volume would be a total of 3-4 properties as Airbnb or yr long rentals. Already own one Airbnb where rental market is good, but home is unlikely to appreciate very quickly in value like a T1 city.

Question for my fellow fish, thinking about buying a new home and putting 10% down instead of 20%. Only because I want to have some extra money laying around for new home items I’ll need. Then after 3-4 months of PMI my plan is to call and drop the other 10% in a big payment to remove PMI. Is this something I can do? I also think if I do 10% down instead of 20% I can get a lower rate as a first time home buyer.
