Excel is your friend. This is not hard. And it completely depends on the leases, so the spreadsheet has to be built from the ground up. I’m sure you can find prefab spreadsheets like this (actually I know you can) but usually they contain extraneous stuff or not enough stuff that are tailored to each lease.
Argus is crazy expensive. But for what OP seems to need, he or she should just likely get proficient with Excel. It would take almost (if not more) effort to get proficient with Argus!
You could try a calculator
LOL. When I first took a real estate finance course the hardest part was learning to use the HP12C. Now it is tough to use any other calculator.

You don’t have to be a finance bro to do real estate law, but you should really get comfortable using Excel if you’re going to do this over the long-term. This is a really easy exercise.
A.CRE has free templates u can use for valuation! Also bigger podcast had a paid version calc if you want to spend some $.
