Agree with SA1. I grew up one town over - itās a great area, a number of my friends from HS live there, and I visit the beaches regularly. That said, I personally wouldnāt buy there because I believe it will be underwater, but thereās a lot of money and political willpower to try to protect it, so you may be okay.
Also grew up a town away (13 years ago). Summer time is always happening, good restaurants and bars and hard to find parking so having a driveway is clutch. Definitely a flood zone and not easy or cheap to insure.

A lot of the houses were raised after Sandy. Have you gone out in Long Beach ever during the summer? Might want to Airbnb for a week to experience it yourself. I grew up in the area and am now mid 30s, when Iāve gone back the past few years the crowd seemed really young and Jersey shore-ish. The bars were packed and gross, especially the ones in the state streets.

I hadnāt thought of this. Are most areas on so cal at threat of flood risk? It would make sense given rising sea levels, but I just hadnāt thought of it
D1 Most of the areas in SOCAL will be fine. In fact most of the world will be fine (just elevated flood risks). We wonāt literally sink into the sea. Itās these barrier islands like Long Beach New York and deltas like Bangladesh that will unfortunately sink.
