I’m def a bit behind compared to most on this forum, but a bit ahead of those not planning to FIRE. 24M, went from 70k to 95k salary over 2.5 years in NYC. Currently have ~42k NW (0 loans, 30k 401k, 2K Roth IRA, 10k savings). For 2021, I’m on track to max my 401k / Roth IRA (~26k) and save an additional 6-12k in cash.
Can’t offer much advise - but from my POV, I want present and future security. Present security I get by having good health insurance / stable family / gaining work experience and building an emergency fund towards 20k (6 months expenses). Future security I get through maxing my 401k and Roth IRA. I also have a personal goal of having a fully paid of home by 40, so starting to build a cash reserve / identify my home city (not NYC) has been a recent focus.
Real estate? Also what are your long and short terms goals,device a portfolio based on that...
I would eventually like to invest in an apartment complex as continual income. I also have student loan debt but that’s being paid off slowly. I would like to get to a point where I’m making passive income, rental income, business income and a few franchises.
I’m 27M so medium behind most on these forums. Just started being able to save recently after paying off student loans. Personally just buying ETFs now to build a liquid portfolio.
If you have a high income, think you’ll be fine with just regular investing in index funds.
Real Estate may be good idea if you are looking to “catch-up”/have lower income since you can lever up big time (RE is really the only way I’ve seen average Joe’s build wealth in a medium time horizon - i.e, ~10-15years)
