Does anyone own rental properties and is interested mentoring a newbie (me)?

I own my primary residence in DC, and for years I have been excited about investing in rental properties, but I have trouble determining what route I should take (local market vs remote investing, BRRRR vs as is, etc), and how I should get started.

In NYC, saw several properties structured as condops. It has more lenient rules about subletting than co-ops and no board approval when transacting. Granted it’s building by building, but would someone recommend condop over co-op in general? Do they appreciate the same as condos?

- $175k lot located on very busy street but across the street from new $700k townhomes and restaurants

30 days till closing and I’m entitled to 2 more walkthroughs. Sent preferred dates and time to realtor last week and she said she would get back in a couple of days. I asked for a change in time as something came up, and she said she would arrange it and hasn’t got back to me yet. Before she would reply within 15’ to an hour max. What happened?

Getting ready for a new life adventure in some other city or country. Have a great house in an extremely desirable city. We should probably rent it, gain a little monthly cash, and let the asset grow even more. But part of me says just sell it while it’s high now, and go forth and not have to worry about renters and things breaking etc. Just move on and buy something when we settle. house is paid for. Thoughts?
