Lol no it’s not, GWU has/ had mandatory 3 years on campus so rental market wasn’t influenced by GWU. To add, GWU and GUs main rental units are Columbia plaza, some units in foggy bottom/ Georgetown area.

ALWAYS negotiate rent. The perspective of rental scarcity even before the pandemic was a false narrative.
All the Georgetown undergrads who can afford to are coming back to rent with friends - if anything expect rents in this area to go up
Literally, the problem is that they can’t find any more houses now and have started renting in Rosslyn/admo. I’m currently trying to help a group of 24 find housing
American University is impacted too. Look around Tenleytown and you will see a lot of good buildings desperate for renters. Nice area, and it's not like you need to get downtown anytime soon
have you seen price decreases, free rent for 1-2 months, or a combination of the two? I'm in Arlington and am seeing 1-2 months of free rent at list prices similar to last year. obv that effectively lowers monthly rent, but curious to hear if you're also seeing list price decreases
Jefferson House is a dump facing the GW hospital garage entrance. I’m surprised Turnberry Tower is falling, since there weren’t many rental units there to start. 400 Mass would fall due to lack of GU Law students. Jenkins Row is on the Hill. It seems like a very random assortment of buildings to compare against one another.
