1. It's recommended not investing in the market for purchases you will be making in the next few years (unless you are OK with potentially losing value). I know you didn't ask that, but I feel like I should say it for anyone reading
2. My understanding is that ETFs are a little more liquid only as you can sell at market price during the day vs mutual funds that sell at the day's closing price. I've only compared fees in Vanguard for similar Index funds (ex: s&p 500 etf vs mutual fund), but they were the same. I would just make sure you do compare the trade/expense fees of whatever you are looking at
Depending on your income and state, you should look into down payment assistance programs (Texas has one). It’ll contribute up to 7% of your purchase price, assuming you qualify.

ETFs. Lower fees, generally more tax efficient, greater liquidity, and more transparency into holdings.
