How do I find my true FIRE number, not the 4% rule based shorthand. I am at $3M net worth but I don’t own my home. Live in HCOL (SF/NY) where I could buy something but one, I feel I’m being a sucker buying inflated real estate, and two, I think my investments will compound faster than real estate. I’m 40. So should I calculate FIRE based on my current rent plus inflation, or based on taking on a big mortgage, locking up chunk of net worth into down payment and mortgage — and won’t then FIRE soon

Acknowledging that none of us have a crystal ball, would you wait to purchase a second home? Things are sitting and prices are dropping, but wondering just how long to wait.

About to list my townhome for sale in a Chicago suburb. Any suggestions on how to price it right? Should i get a property appraisal? I have done alot of renovations recently and don’t want to price it lower. Realtors i have spoken to suggested based on the recent home sales in the area but not too many similar homes were sold in the zip code to get a good idea. Appreciate ur responses.

And my wife has 28 Lac gold(wedding gift) + 80 Lac(ancestral) Land.
We have a child, his current age is 2 years+

I just don’t want to go anymore. I’ve been awake almost 24hrs but I know if I don’t someone will call, someone will forget administrator don’t go home, they don’t rest they worry ALL the time. 2.5h commute, a small child, and sick dog, and a full time student. Hello so I recently had a situation. I worked at an office for 10 years. I asked the supervisor for help and she has a tantrum. Starts yelling, what do u want? Ripping up my schedules for the next day. After all the commotion I go to her office to talk to her and she starts throwing away her lunch, mind you it 4 pm and saying I guess I get no lunch today, what can I do for you? What would you have done?

I have a new credit card with 0% for next 12 months. Any good uses for this offer? No outstanding loans to pay off at the moment. Initial thought was to do all purchases and save cash or redirect to invest in the market. However, there is a lot of economic uncertainty so not sure if that's the way to go.

Advise: Joint income lil north of 200K, 80 K in cash savings, 100k invested in property. NO 401K, NO STOCKS/MUTUAL FUNDS. Have a car loan and property Mortgage as usual. Am I too risk averse?thoughts?

Been looking into purchasing tBills on treasury direct. Near as I can tell they would currently pay ~3% for a 52 week term which is roughly .5 to 1 % more than a cd for equivalent term. So…why isn’t everyone buying these instead or CDs or Hysa? What am I missing?

Note: these don’t appear to have a purchase limit like Ibonds.
