Rising Star
Target new build condos near metro stops. Brookland, Logan Circle, Shaw, Adams Morgan/Kalorama (which is further from metro), Petworth, Capitol Hill. You might also consider NoMa, Eckington, and Navy Yard. Avoid Lock7-built buildings.
Expect to pay $600k-$1.4 million or $500k-$1.1 million if not a new build.
Rising Star
Adams Morgan/Kalorama and Capitol Hill are the most vibrant and expensive. Shaw and Logan Circle are trendier, also expensive, and a little more dangerous. Eckington probably feels the least safe. Brookland and Petworth are going up in price rapidly, still a little more affordable, slightly further out, and have more young families with strollers.
Just bought a 1BR loft in Mt Vernon Triangle for around $500K for reference. Building is ~10 years old, loft style. I was diligently searching around the city for the right spot, really happy with my choice. It’s super competitive right now so you need to be quick and have a pretty good offer but if you’re going for a 2BR condo you’ll find something in your range.
What are your priorities
Walkability, move-in ready if possible. Some financial appreciation would be nice too.
How much are you looking to spend?
G1 - for 1000 sq ft - TL;DR 400 Mass or City Vista (K St between 4 and 5!)
