First time home buyer. Has anyone ever purchased a house through an estate sale? What are some things you have to be aware of outside of the normal home buying process? NJ if it matters.

I believe no sellers disclosure and the house may have been vacant for some time.

like

Vacant house can mean potential future water issues due to lack of use, ie. Toilet guts, water heater, dishwasher. Anything with hoses. Also potential lack of maintenance potential.

Also, how many people involved in selling process? Sometimes you get into family disagreements because of price, terms between the trustees of the estate.

This is really helpful to consider. I’m going to the open house today and will see if I can get some answers

Has anyone else experienced the feeling of not being “tapped” by your company or peers? I feel like I’ve always done well day to day (feedback in my review has reflected that), I’ve been promoted several times across multiple agencies, and yet always feel like I’m in the outer circle. I’m often excluded from things peers my level are included in, I’m rarely considered for large new opportunities, and end up feeling stalled and looking for a new role. Am I just not finding my fit?

I begin to speak..and he says “oh you are Indian?”. Then he starts speaking to me in Hindi and tells me “tujhe chhord deta hoon”. So grateful for such mercies 🙏🏾

I just decided I'm gonna go natural after being relaxed for 15 years. I really don't want to big chop and am ok with transitioning slowly. I'm not very comfortable with short hair. Nothing is wrong with my hair now, its pretty healthy for relaxed hair. I just want a change. I would like some tips on anyone who has done it this way. Anyone who may be 4A or 4B. For the most part, I remember what my natural hair looks like, and I'm thinking I will fall in one of those categories.

Hi everybody,

Looking for some insight/curious to hear how others would handle this situation:

I have an offer I want to accept; I was trying to negotiate for a signing bonus… but they’re not budging.

The issue is, the start date is in a month and I’m up for a promotion in a week at my current company. I would like to leave before I get promoted, I think it would be pretty low of me to accept and promptly quit.

Not the new employer’s problem? Or can/should I try to leverage this?

Have any of you successfully negotiated a lay-off? I’m ready to leave, but since the firm is huge, it’s not like my SM or partner would be making the decision - it’d be someone who doesn’t know me. General advice doesn’t seem to apply in places that are so huge and matrixed like Deloitte. Given the pandemic, I’m sure they’re hoping to let people go anyway, might as well raise my hand... thanks, all.

Is there an app to target specific houses or streets for when they go on market?

There are certain houses located along certain portions of some roads that I don't drive by regularly. But I would love to know if any of them ever go on the market.

I was thinking it would be great to have a Google maps like app that you could browse and select a bunch of houses and eventually get a notification if any of them ever go on the market.

Or, is there any other low effort way of doing this?
