Got an offer for Atlassian Canada - senior product manager. Initial offer is 160k base +15% annual bonus (24k) + 20k sign on bonus. RSU is 220k USD payable over next 4 years. There's no RRSP match (401k match equivalent). Considering its Atlassian, and current market rate, I think base is low. I would like it to be bumped upto to 180k. The recruiter earlier said the top of the pay range is 165k, which I feel is not really top but maybe median? Help me negotiate please; historically suck at it.

Why are New York HOA prices as high as they are?
Was cold contacted by a CRE agent offering to buy industrial property (vacant land but zoned industrial - currently used for trailer storage by tenant who pays below market rent) owned by my family. Offered $10M. In this situation is there usually room to negotiate on price? We hadn't discussed selling, but this offer is more than we had really considered. Most of the partners would be happy as is, others say you have to say least counter. Curious the group's thoughts.
Anyone do managed vacation rentals near beaches (like Florida or Texas)? Looking at buying some land. Houses with 6 beds gross 180-200k revenue per year. The development takes a 25% cut to manage all bookings and turnover. So perhaps 150k net or 12k a month or so. If I keep costs below 1.2M that’s less than 9k expense a month. Seems like a nice option to me.

Found out from my tenet that they plan to move out next month. The pandemic has caused their income to be reduced significantly and can no longer afford our place and will be downsizing. We offered to reduce the rent (which is already below market) by half next month, but they mentioned this temporary relief wont be enough after next month. Feel bad to lose such good tenets.
Now the decision is to seek new tenets during this tough time or sell and buy a different place with higher cap rates.

Question for yall, how would the gov’t catch underreported cash rental income? Im sure its easier to catch large investors doing this but what about individuals who own one or two properties?
Anyone else have ABSURD HOA fees in their area? A 350k condo with a $500 HOA fee is just crazy to me and realtors act like it’s the norm (of course). That’s 180k extra for a 30 year loan just to have Karen tell you you can have a flag up or your garbage cans out before a certain time. Boomers have created such a horrible housing market, selling houses for 100% over what they paid with 0 renovations done since they moved in. Some of these condos still have shag carpet and wallpaper
