First time home buyer question! I am actively looking but there’s not a ton on the market in Chicago due to COVID. Was planning to apply for mortgage pre-approval next week so I can act quickly when something does. Any issues I should think about if I apply but don’t end up buying?

Not a problem. You may just need to renew a pre-approval few months from now which would result in another hard credit pull. Chicago realtor here - feel free to DM with any Chicago market questions!

Thanks y’all! Think in May just go for it in case a place pops up that I’m in to. @A1 I heard it drops around 5 points but cannot confirm.

Yeah, I’m not sure. I hear lenders are getting more stringent with requirements. You might broker shop and just ask around for rates and programs based on your credit score and just don’t let them pull your credit. That way, when you are ready, you will be more prepared. I did a redo years ago where I was waiting for something to be removed from my credit score. Lender did 3 hard pulls in 3 months. Stayed on for 2 years. I was so mad.

Boomers are often considered selfish, right? Consider the following: People over the age of 75 comprise 54% of COVID deaths. At that age, the actuarial tables aren’t exactly favorable to begin with. By contrast, people under the age of 50 comprise 7% of COVID deaths. Throwing the world into a state of absolute chaos (thereby sticking younger generations with the long-term consequences) is next level.

My ex wife was ranting about the latest season of American Horror Story and I jokingly said something and she responded by stating, as a matter of fact, that Eisenhower negotiated a treaty with Aliens so that in exchange for 5,000 citizens each year, we get peace with Aliens. She’s also anti-vax despite having been hospitalized for 4 days with COVID. I’m speaking to a lawyer this week, but am I unreasonable to think this thinking and behavior is grounds to modify our custody agreement?
