Agreed. Most programs have some form of PMI or MIP unless you put 20% down.
If your builder has a lending arm, they may make it hard to resist using their lender (discounts etc) but still get another lenders quote to make sure you're getting a good rate.

Shop around. Play one party against the other. There are vast discounts to be had. Especially if you have great credit scores. You can get lender credit, broker credit and seller credit. Ask for everything. For context, I am a first time home buyer who is closing a deal of my own now..
Also, lender sometimes gives you interest options e.g., low interest rate but low closing discounts , slightly higher rate with substantial discounts on closing. Check, which one makes more sense financially

I am classified as an agent selling health insurance but there’s a private email I recently gained access to showing the company is using my broker license and I suspected that since I’m the agent of record on a lot of business. They pay for everything including leads but I’m working as an agent in one email whereas there’s another showing I’m using my license as a broker. I get $43,000 salary plus commissions so averaging $80 K a year. Any advice?

I’ve been thinking about this for awhile now, but it is very to commit to actually accept a new job offer since I really do love my job. My only complaint is, the pay vs workload is very small. I’m a manager now and my property offered me a director position… but the salary is still low! To make six figures, it’ll take another 5-6 years to grind it out.
