Not sure if you can avoid PMI if you’re only putting 5% down.
Agreed. Most programs have some form of PMI or MIP unless you put 20% down.
If your builder has a lending arm, they may make it hard to resist using their lender (discounts etc) but still get another lenders quote to make sure you're getting a good rate.

Shop around. Play one party against the other. There are vast discounts to be had. Especially if you have great credit scores. You can get lender credit, broker credit and seller credit. Ask for everything. For context, I am a first time home buyer who is closing a deal of my own now..
Also, lender sometimes gives you interest options e.g., low interest rate but low closing discounts , slightly higher rate with substantial discounts on closing. Check, which one makes more sense financially
How do i structure the internet and APR. Any freebie or upgrades that i should ask builder. I heard broker share brokarage they get from builder and builder gives money for closing. Any othet benefits i can get
