Residential mortgage rate is usually at least half a point lower has much lower closing costs. Do this especially if you plan to live there for at least 1 year.
After the purchase, you can transfer to LLc.
If you buy with a conventional mortgage you need to move into it or you're committing mortgage fraud. I got my first rental by buying it with a residential loan, living in it for two years, then moving out and renting it out.
Commerical loans have worse interest and terms, higher down payment, and often a balloon payment at end, but allow you to rent right away.

Not sure if I agree with this comment - “Umbrella insurance will protect your from lawsuits about as effectively as LLC’s.” They do compliment each other well but are meant for different purposes - LLC (if operated correctly) will shield your other personal assets from lawsuits or the other way (shield llc owned property from personal lawsuits). Umbrella insurance covers insurance in excess of homeowners in case of claims so it does adds that buffer. However,I’m sure insurance lawyers will come up with 100 reasons to deny a coverage (homeowners did not cover, comes under exclusion, fraud categorization etc.) . Not saying that llc is better approach in all cases but it really depends on personal situation so I would recommend talking to an attorney, understanding the risk exposure and then making the call.
No reason to go the commercial mortgage route if you will be living there.
Best option is purchase conventionally and later assign title to an entity for liability/tax reasons if that's your priority.
