Yep. All the people who moved south in 2020 for the cheap rent drove up prices with their money from out of town jobs, while having no impact on the local labor market and wages because they’re not competing for those jobs.
Basically the problem with every Southern city on this list.

What a surprise the most desired state is a red state….
I am not saying I have met every person that has moved here recently but at least from the number I have met and talked to, they came from California or NY.
1) You have to realize that when it says Miami as the top here, these are mainly nice areas such as Brickell, etc. Not every area is demanded the same but it is getting hard to find places here so prices are gonna jump.
2) Florida has not state income tax so right off the back you have a savings.
3) From hearing their side of the story, politics played a major role in their move. One example was a person I randomly met playing golf with and they were about to lose their small business in Cali because of the strict regulations in that state. So they packed it up and moved to another state that would help support their business.
The list goes on and on but as there are a number of influences that can cause someone to move, from the bunch I have met, politics played a role. This is just to say politics can have an influence on your decision to move along with other variables.
What are you going to runaway every time prices go up PwC4? It is not as simple to bolt state-by-state in terms of paper work, physical labor, etc. What goes up (housing prices) will come down at some point but who knows when.

Seems like housing prices are relatively reasonable. But can’t imagine having to deal with all the tourists. The traffic seems horrible (from the times I have been there)

How high of rent increases are we talking? I’m an owner so I don’t watch rental prices very closely, and please don’t sensationalize.
Mine went up 25% in Nashville.
Was very pleased to see my rent go up 2.5% this year. Happy to not be the leader on this list
I know so many people who moved to CLT temporarily then went back to NY recently
hahaha I came to Charlotte from Ohio, so I would consider that an upgrade. Although, I will always love Ohio as my home.

Doesn’t NYC have rent control which limits how much rent can increase, so that’s a factor. Not that it’s already sky-high.
