If you’re mid-20s you may want to consider the potential career ramifications of tying yourself to one location. The ability to move around for opportunities within and outside your company that aren’t where you live can accelerate your career development. Being tied to a home you own makes it much harder (and often more expensive) to move.

That being said, if you’re sure you know where you want to live it’s worth checking out prices on multi-unit dwellings, where you can live in one and rent out the rest. That’s a nice path towards generating wealth.

The denser the city population the more likely you’ll find them. I can’t speak for Seattle but the other major city centers on the west coast (Sf Bay Area, LA, San Jose, San Diego) aren’t really dense enough to have warranted building lots of multi unit buildings.

More common in older cities in the Northeast, I can’t really speak to the Midwest or the South, you’d need to ask someone who knows those areas better.

If you’ve never moved out of your parents home might want to try renting first.

So I messed up. Opened a 529 savings account with Vanguard because they said state taxes can be deducted. I live in IL and they disputed the contributions from my tax return because it has to be a Bright Start account and not Vanguard for 529 accounts. So if I want to get the deduction I’d have to switch accounts. Does anyone in IL have a bright start account? Parent has a thrift savings plan and it’s all in bonds which yields a really low rate of return. retiring this year. With coming inflation, would it be a good idea to consider shifting at least some of that into other funds like the C Fund (common stock index) or otherwise diversify? They don’t need all of the money right away but would need to slowly dip into it over time. TIA!

For those who split expenses proportionally with their SO is this based off of net or gross? My SO is in a high tax state and I'm not, so although they earn >65% more, after taxes and deductions, I take home more net. Should we be using gross or net?
