New agents have to hang their license with an existing brokerage for at least a year - at least in Virginia. && I understand that fee can range depending on broker
In NY, the association and MLS fees probably run like $500-600 per year.

Ahh I see, I remember someone telling me the fees were so outrageous if you’re not actively selling but that does not seem too bad!!
I’m an agent on the side. You have to take some classes and then the real estate exam to get licensed. Classes are about $100-200 online; exam can be another $100-200 I believe. You renew the license every few years which will have a fee. The expensive thing are the dues of whatever broker you’ll go to + access to all the tools. Most brokers will charge a good $500-$1500 a year to be a part of their brokerage. This will include a lot of the real estate tools. You have to pay separately for the MLS. In California, the MLS dues were about $1000/$1300 a year. Now if you’re planning to actually build a brand for yourself in person, you may have to bring flyers, open house signs, and business cards, which are then another $500-700.
I started about 1.5 years ago and have paid about 4K in start up fees. All the things add up unfortunately. If you’re looking for a brokerage, I know a really good one whose fee and commission structure is a lot more straightforward and can give you an overview / refer you.
