I bought a co-op for own personal living in Forest Hills. Much more affordable price vs condos for around same size. Plus, Forest Hills is a nice area, although some say it’s a bit too far from Manhattan.

Recent grad looking to refi ~60k in private student loans. I’ve qualified for a decent rate - currently paying around 5% but through refi I can get between 3% to just under 4%. I can’t decide on the sliding scale amount (interest vs monthly payment trade off) to go with. If I keep my current monthly payment that puts me at 3.46% - which is great - but wondering if I should be more/less aggressive. I finally got diagnosed with ADD, inattentive type, at 28 years old. I’ve known I had depression and anxiety for years, but the symptoms and treatment never added up. It took WFH in a pandemic to realize maybe I had ADD, and still months of being dismissed and made to feel like I was crazy before I found a doctor to administer the MMPI. I feel validated, finally, but I can’t help feeling grief too over so much lost potential and unnecessary failure, especially in law school and my career.

I’d love to retire by 35. I know about the 25x expenses rule for a 4% withdrawal rate, but how does that account for 401ks that I can’t access until my 50’s? What about real estate?

•$150k in 401k/IRA
•$220k in real estate (excl. primary)
•$88k in cash/brokerage
• the rest in HSA/primary home/other.

To calculate FIRE, am I only looking at the $88k that I can access readily? Real estate is cash flowing, but not sure how/if to factor in the equity.

I bought a townhouse at the bottom of the market in 2011 for 230k. Still owe about 150k, and currently worth about 500-530k.

I moved out last August after getting married but I didn't sell since I knew I could, and am, renting for about $800/month more than it costs me all in.

I believe I have another year to decide if I want to sell and make use of primary residence exclusion from cap gains on sale.
